FAQ
- What do LTV, DTI, and DSR actually mean?
- LTV (loan-to-value) is the loan as a share of the property price. DTI (debt-to-income) compares your new mortgage payments plus interest on other debts against your annual income. DSR (debt service ratio) compares the annual principal and interest on all of your loans against your annual income. Whichever of the three yields the lowest cap becomes your real borrowing limit.
- Why might the result differ from the bank's decision?
- This tool applies the general regulatory formulas as a reference only. Actual underwriting depends on each bank's internal policy, your credit score, regional lending restrictions, and whether policy-backed funding is involved.
- Why are payments on other loans treated differently under DTI and DSR?
- DTI counts only the interest on your other debts, while DSR counts the full principal-and-interest payments on all of them. That makes DSR the stricter of the two limits.
