What's the difference between cap rate and cash-on-cash return?
Cap rate is net operating income as a percentage of the full purchase price, ignoring financing. Cash-on-cash return is pre-tax net cash flow as a percentage of the money you actually invested, after the loan and deposit are backed out. Look at both to see how leverage is working for you.
Are closing costs like transfer taxes and agent commissions included?
No. The calculation currently accounts only for purchase price, loan, deposit, rent, and operating costs. Acquisition taxes, agent commissions, and other transaction costs aren't included, so your real cash outlay may be higher.
Are the amounts I enter saved or transmitted?
