Jeonse–Monthly Rent Conversion Calculator (Korea)
Convert between a Korean jeonse deposit and monthly rent, and check the legal conversion rate cap
This calculator converts between a jeonse deposit (the large lump-sum deposit used in Korean leases) and monthly rent, and tells you whether the conversion rate being applied exceeds the cap set by Korea's Housing Lease Protection Act. It's handy for tenants sizing up whether a landlord's offer is fair before a move, and for landlords negotiating semi-jeonse terms. Every amount you enter is calculated in your browser and never sent to a server.

How to use
- Use the tabs at the top to pick a direction: "Jeonse → Monthly Rent", "Monthly Rent → Jeonse", or "Find the Conversion Rate".
- Enter the figures you have — the existing deposit (jeonse amount) and the target deposit or monthly rent after conversion.
- Enter the conversion rate you want to compare against plus the Bank of Korea base rate, and the result appears alongside the legal cap (base rate + 2.0%).
- Hit "Copy Result" to copy the full breakdown as text for your records or to share it.
FAQ
- How is the legal conversion rate cap calculated?
- Under Article 7-2 of Korea's Housing Lease Protection Act, the cap is the Bank of Korea base rate plus a rate set by Presidential Decree (currently 2.0% per year). Rent charged above that cap is legally void.
- Does the legal cap also apply when converting monthly rent back into jeonse?
- It isn't strictly enforced the way a jeonse-to-monthly-rent conversion is, but you can still use it as a reference point to compare against market interest rates.
- Can I calculate a hybrid (banjeonse) deal that mixes a smaller deposit with monthly rent?
- Yes. On the 'Jeonse → Monthly' tab, just enter a lower target deposit — the difference is automatically converted into monthly rent, so hybrid deals work the same way.
